Buying a short-term rental from out of state requires more than finding the right property — it takes an agent who understands the investment and can coordinate every step from a distance.

As an STR host and investor myself, I understand the numbers, the operational details and the challenges remote buyers face. I've helped dozens of investors successfully buy and sell vacation rentals, connecting them with the right local professionals and managing the process from property selection through closing.

Put my firsthand experience, local knowledge and trusted team to work for you.

Representation

I represent the buyer

I'll walk you through the entire purchase. I'm a realtor, not a property manager, so I have no stake in which property you buy — only in it being the right one.

The numbers

Honest underwriting

Before you offer, we look at expected revenue from comparable rentals, all-in expenses, and whether the property actually pencils at your down payment. If it doesn't, I'll tell you.

The team

The right professionals

Every client is different. Whatever you need — a specialized lender, an inspector, an insurance agent, a CPA — someone on our team has already dealt with it and can refer you.

Common questions

Before you call

Do I have to visit Florida to buy?

No. Most of my clients buy from another state — video walkthroughs of every property, third-party inspections, and a closing you can do from home.

Do you manage properties?

No. I represent you on the purchase. The Short Term Shop teaches clients how to self-manage through free weekly training, and I'll introduce you to local professionals.

What does it cost to work with you as a buyer?

In a typical purchase the buyer's agent is paid through the transaction. I'll walk through exactly how that works for your deal on the first call.

Do you help with creative financing?

When it's feasible, yes — I've closed seller-finance, assumable-loan and "subject to" transactions. Most agents only transact the conventional way.

Let's get the ball rolling
