REPAIRS
The home inspection has been completed! Now what?
Technically, the seller is under no obligation to make ANY repairs because the contract is 'As Is'. We do this to give you the most flexibility to back out if needed without losing your deposit. However, in my experience, many sellers still are willing to make reasonable repairs and have even provided credits.
It's important that you read through the inspection report to understand the items that the inspector has pointed out. Keep in mind, not everything needs to be addressed or repaired - many items are just for you to be aware of.
Many inspectors will summarize the main issues and put those issues into a "summary" section of the report. Many clients will base their repair list off of that list.
Now it's time to make your list…..
From the report, copy and paste each item word for word including any detailed description. Keep your list to important items, particularly safety related, and do not ask for small cosmetic type fixes which sellers are not going to fix. Keep in mind, system age (water heater, HVAC, etc) is not a reason to ask for it to be replaced. Seller is only responsible for it to be in working order.
Add one repair item with complete inspector’s description
then a blank line
Next repair item until all items are included
Once complete, email it to me…..

I will create a repair request email to send to the listing agent who will then discuss it with the seller.
They may agree to make all repairs, some repairs, none of the repairs or offer you a credit. Once we get a response back, you and I will discuss the response. It's best to get your list to me within 24 hours of receiving the inspection report.
