SCHEDULE YOUR INSPECTIONS
As the buyer, you must hire your inspectors, since you will be the inspector’s client. I give you referrals (below) but you must choose who to hire.
You should just simply hire them, then I will coordinate the scheduling of the actual inspections between the inspector and the seller’s agent.
As we have already discussed, the typical Contract allows for 15 days to do Inspections (sometimes less). So please take care of the Inspections quickly.
Also, I'd like you to be aware:
We DO NOT do final walkthroughs prior to closing. Most of our client choose not to have one done. If you do want one and you are closing remotely, I suggest you hire your Inspector to do it. If you’re going to hire the Inspector to do it, you should mention it when hiring for the original Inspection. -
PAY THE EARNEST MONEY DEPOSIT
Within a day or two, you’ll begin receiving emails from my Transaction Coordinator. You'll also receive emails from your Closing Rep at the Title Company. The Title Company collects & holds your deposit, not the Real Estate Broker. Title will provide wire instructions and how to send your EMD.
THIS IS VERY IMPORTANT!!
You will need to call the Title Company to verify their wire instructions over the phone before you send it. DON’T provide it if they call you, you must call them!
This is to protect you against wire fraud!
The EMD must be received within 5 days.
Please don’t wait to the last minute. If the EMD is not received in that time frame, your contract is technically "dead" and the Seller can terminate since you didn’t abide by Contract terms.
Going forward, most emails about the Contract and Closing information will come from my TC, the Title Rep or your Lender, so please respond timely to these requests.
Once we get through the Inspection Period, Title and your Lender pretty much take the lead. Of course, I’ll still deal with any issues that need my involvement.

BEGIN TO GET INSURANCE QUOTES
It's really important that you begin to reach out to insurance agents right away to start getting quotes. Trust me on this! Insurance in Florida can be challenging for homes and townhomes, condos are much easier. Getting quotes takes longer than what you may already be accustomed to. It may be necessary for you to reach out to multiple agents who will then get quotes from different carriers. The quotes will differ greatly so shopping around is important.
Quotes are affected by year of construction, age of the roof, major systems, proximity to the beach, flood zone, etc.It is very important that you get your insurance binder NO LESS than 7 - 10 days prior to your scheduled closing date. Insurance not being finalized will delay your closing so make sure to get it quickly!
